About Edinburg Mobile Home Leveling

Edinburg Mobile Home Leveling is a locally operated service that connects manufactured home owners and pier-and-beam homeowners across Hidalgo County with licensed, insured crews for releveling, pier and pad repair, tie-downs, vapor barriers, skirting, and pre-sale inspections. We publish our prices, we survey every home before we quote it, and we tell you the truth about what the ground under your home is doing.

What we are

We are the front door for a trade that mostly works by word of mouth in the parks and colonias. The crews who fulfill our manufactured home work hold installer licences under Chapter 1201 of the Texas Occupations Code, issued by the Texas Department of Housing and Community Affairs, and carry the $25,000 security the statute requires along with liability insurance. We do not print licence numbers on a website, and we do not claim a licence as ours. You are welcome to ask for the licence of the crew that comes to your home and check it on the department’s MHweb lookup before they lift anything. The installer licence page shows how.

Pier-and-beam house leveling on site-built houses is a different trade, foundation work rather than manufactured housing installation, and it is done by insured local foundation crews.

We work out of Edinburg and cover McAllen, Pharr, San Juan, Alamo, Donna, Mission, and Weslaco, plus the unincorporated county in between.

How a job runs

You tell us what you are seeing. A door that stopped latching, a slope in the hallway, a marriage-line gap, a strap you can wiggle by hand, a park manager or lender asking for a compliance letter. The more specific the better, but “the floor feels wrong” is enough to start.

A crew surveys the home for free. Skirting access panels come off, the crew crawls the full length of the frame, and every pier gets shot with a water level off a datum point. That produces a pier-by-pier map of how far each one has dropped or heaved. While under there they check pads and caps for crushing, shim stacks for rot, the underbelly for tears, and every anchor strap for tension and corrosion. The whole survey takes under an hour on most homes.

You get a written price at the home. The number comes from the map, not from a guess in the driveway. It shows what is a reshim, what is a rebuild, what the straps need, and what can honestly wait. The pricing page lists every range we work inside, and the quote will land in them unless the survey turns up something unusual, in which case you hear why.

The work is done in a day for most homes. Twenty-ton hydraulic jacks on solid cribbing, small lifts worked across the frame, blocks and caps replaced where needed, hardwood shims driven tight in pairs from both sides of the beam, and the whole frame re-shot before the crew closes the skirting. Straps get re-tensioned as part of every relevel.

What we will not do

We will not invent reviews, a founding year, or a staff roster to put on this page. We will not shim over a pier that needs a rebuild, and we will not stack wood past the one-inch shim and four-inch total that the Texas installation standard allows. We will not tell you a relevel is a permanent fix on Valley clay, because it is not; homes on the Harlingen and Mercedes clays south of Business 83 heave in a wet September and drop through a dry summer, and we would rather point at the AC condensate line ponding beside your piers than pretend one visit lasts forever. We will not send an unlicensed handyman with a bottle jack under a manufactured home, because Texas law does not allow it and because the too-tall shim stacks and scrap-lumber caps those jobs leave behind are what we get called to undo.

Why we publish prices

Most operators in this trade quote from the driveway and keep the number to themselves until then. We think the owner of a 1990s singlewide in a park off Business 83 deserves to know before anyone shows up that a relevel runs $450 to $800, that a pier rebuild is $150 to $400 a pier, that a pier-and-beam house relevel is $1,500 to $4,500, and that a pre-sale inspection costs $150 to $350 and gets credited against the work it finds. Published prices keep us honest and let you compare bids on something other than a handshake.

Start with the free level check

If something in the house has changed and you suspect the piers, request the level check. The crew comes out, shoots the frame, and writes the price while the readings are fresh. The FAQ answers the questions we hear most, and the home page explains why Hidalgo County homes move the way they do.
