Mobile Home Leveling in San Juan, TX

San Juan is the near south side of our run, about eleven miles and fifteen minutes from Edinburg down US 281 to the I-2 interchange and one exit east, five miles east of McAllen. The community was organized in 1909, counted 35,294 people in 2020, and is known across South Texas for the Basilica of the National Shrine of Our Lady of San Juan del Valle. Relevels run $450 to $800 for singlewides and $750 to $1,400 for doublewides, level checks are free, and the price is written at the home.

Where the homes are

San Juan’s manufactured housing is spread through owned lots on the older grid, along the county roads north of the city toward Edinburg, and in parks and rental communities along the expressway and Business 83 corridor rather than concentrated in a handful of named Winter Texan resorts. We do not publish a list of San Juan parks because we have not verified one; if yours is a park home, tell us the park and the crew will know the access rules. Nearly all of the city is urban, and the median age is in the low thirties, so the mix leans toward families on owned lots more than snowbirds.

The townsite dates from 1909, and the older streets carry pier-and-beam houses, wood beams on concrete piers, that go out of level on the same ground. That is house leveling, a separate job at separate prices, and the crews do both.

What the ground does here

North of San Juan the NRCS map reads Raymondville clay loam, and the series description is specific about what it does. The subsoil runs 35 to 50 percent clay, the soil is moderately well drained with slow permeability, and “when dry, the soil cracks are 3/4 inch to 2 inches wide at the upper end and cracks extend to depths of 30 to 40 inches.” Its shrink-swell rating is moderate, less than the Harlingen clay south of Pharr and Alamo but well above the Hidalgo loam around Edinburg.

A crack two inches wide and three feet deep tells you what the pier above it is doing. September is the wettest month in the McAllen normals at 4.61 inches, and when Raymondville clay takes that water the cracks close, the clay swells, and the piers on the wet side lift. August normals at 99.6 degrees, the clay dries, the cracks open, and the same piers drop. A home on it moves in both directions across a year, which is why doors stick in a different season than they did last year and why a doublewide’s marriage line opens and closes. The floods reached San Juan too. Hanna in 2020 left 18 inches to four feet of water standing across the county east of Edinburg, and the June 2018 flood hit the whole Mid-Valley. What we do in San Juan

Mobile home leveling. Every pier shot with a water level off a datum, the frame lifted on twenty-ton jacks carried by cribbing, low piers reshimmed inside the Texas one-inch limit or rebuilt where they have moved past it, the whole frame re-shot, the marriage line on a doublewide closed back up.

Pier and pad repair. On Raymondville clay the fix for a pier that keeps moving is a larger footing sized to the soil’s bearing capacity, as 10 TAC 80.23 requires, not a taller stack of blocks. $75 to $150 to reset, $150 to $400 to rebuild.

Pre-sale leveling inspection. A written level, support, and tie-down report for a lender, park, or buyer, $150 to $350, credited toward any work found.

House leveling. Pier-and-beam houses in the old townsite: survey the floor, jack the beams, new concrete piers, sistered joists. $1,500 to $4,500 typical.

Getting a level check
