Mobile Home Leveling in Donna, TX

Donna sits on I-2 between Alamo and Weslaco, about seventeen miles and twenty-three minutes from Edinburg and eleven miles east of McAllen, with the expressway running along the north side of town. It was founded in 1904 when the railroad reached the site and named for Donna Fletcher, the postmistress when the post office opened in 1908. The 2020 census counted 16,797 people, and a bridge to Rio Bravo, Tamaulipas is under construction on the south side. Relevels run $450 to $800 for singlewides and $750 to $1,400 for doublewides, level checks are free, and the price is written at the home.

Where the homes are

For a town its size, Donna has an outsized share of Winter Texan housing, and it clusters on the Val Verde Road and Victoria Road corridor north of the expressway. Victoria Palms Resort on North Victoria Road is the largest. Casa Del Sol MH/RV Resort on North Val Verde Road is a 55+ community with both RV lots and manufactured home sites, and Palm Shadows RV Resort sits just south of it on the same road. Along Business 83 and the side streets are the mixed parks: Bit-O-Heaven RV and MH Park on West Business 83, Green Acres MH and RV Park on South 29th Street, and Country Side RV and MH Park on North Valley View Road. Manufactured homes, park models, and RVs share those parks, and the manufactured homes are the ones on block piers with straps.

Away from the resorts, Donna’s older streets carry pier-and-beam houses from a townsite laid out in 1904, wood beams on concrete piers that go out of level on the same ground. That is house leveling, a separate job at separate prices, and we do it.

What the ground does here

Donna is a useful place to explain the county’s soil, because the NRCS chose it as the reference point. The official description of the Hidalgo series, the sandy clay loam that covers more of Hidalgo County than any other soil, gives its type location as a cultivated field about 1.8 miles northwest of Donna. It is well drained, moderately permeable, with a low shrink-swell rating and calcium carbonate threads and concretions in the subsoil. The parks north of the expressway sit on it. Piers on Hidalgo loam settle the ordinary way: a small footing presses into ground that has been saturated, and it does not come back up.

South of town toward the river the map turns to Runn silty clay, moderately well drained with a moderate shrink-swell rating. That ground swells after a wet September, the wettest month at 4.61 inches in the McAllen normals, and shrinks through an August that normals at 99.6 degrees. The floods reached Donna too. The Great June Flood of 2018 hit the whole Mid-Valley between McAllen and Weslaco, and Hanna in 2020 left standing water across the county east of Edinburg. A crawl that held water has footings that pressed in, straps that went slack, and a belly that got wet.

What we do in Donna

Mobile home leveling. Every pier shot with a water level, the frame on twenty-ton jacks carried by cribbing, low piers reshimmed inside the Texas one-inch limit or rebuilt where they have moved past it, the whole frame re-shot.

Pier and pad repair. Footings pressed into wet loam or moving on Runn clay get replaced with larger ones sized to the soil. $75 to $150 to reset, $150 to $400 to rebuild.
