Mobile Home Leveling in Weslaco, TX

Weslaco is the far end of our service area, about twenty-one miles and twenty-seven minutes from Edinburg down US 281 and east on I-2, sixteen miles east of McAllen and the last Hidalgo County city before the Cameron line. Its name is the W.E. Stewart Land Company run together, it counted 40,160 people in 2020, and it is a Winter Texan destination with Estero Llano Grande State Park on its south edge. Relevels run $450 to $800 for singlewides and $750 to $1,400 for doublewides, level checks are free, and the price is written at the home.

Where the homes are

Weslaco has the largest 55+ manufactured home communities in our area, and they line International Boulevard. Siesta Retirement Village on South International Boulevard and Snow to Sun on North International Boulevard are both 55+ communities of manufactured and park model homes, and Pine to Palm on South International sits between them. Rio Valley Estates on North Westgate Drive and Ranchero Village on South Bridge Avenue are manufactured home parks, Magic Valley Park is out on East Business 83, and Leisure World, Country Sunshine, and Trails End are the RV resorts where park models sit alongside.

A large share of that stock is owned by people who are in Weslaco from fall to spring and somewhere north the rest of the year. Sales happen at the turn of the season, and every sale brings the level and tie-down question with it.

The older townsite carries pier-and-beam houses on wood beams and concrete piers that go out of level on the same ground. That is house leveling, a separate job at separate prices, and the crews do both.

What the ground does here

Weslaco sits on three soils inside a few miles. The NRCS map north of the city reads Hidalgo fine sandy loam, well drained with a low shrink-swell rating. East of town it reads Mercedes clay, saline, a smectitic clay at 45 to 60 percent clay with very slow permeability and a high shrink-swell rating. South toward the river it reads Runn silty clay, moderate shrink-swell. A home on the north side settles from a footing pressing into wet loam; a home on the east or south side heaves after a wet September and drops through a dry August, and moves in both directions across a year.

Then there is the water. The Great June Flood of 2018 dropped 15.57 inches on a gauge one mile northeast of Weslaco, and the Weather Service recorded “11 to 13 inches fell in just a few hours” at the Mid-Valley airport, with three to five feet of water in many streets and the city estimating more than 2,500 homes flooded. A year later, on June 24, 2019, another 6.95 inches fell. Hanna in July 2020 added 6.53 inches at the airport and a 59 mph gust. Dolly in 2008 put a 71 mph gust on the same airport, the highest measured in the county for that storm. Every one of those events filled crawl spaces, and a crawl space that held water for days has footings that pressed in, anchors set in disturbed ground, and a soaked bottom board. What we do in Weslaco

Mobile home leveling. Every pier shot with a water level, twenty-ton jacks on cribbing, low piers reshimmed inside the Texas one-inch limit or rebuilt past it, the whole frame re-shot, the marriage line on a doublewide closed back up.

Pier and pad repair. On Mercedes and Runn clay the fix for a pier that keeps moving is a larger footing sized to the soil, not a taller stack. $75 to $150 to reset, $150 to $400 to rebuild.

Tie-downs and anchors. Wind Zone I, with the Zone II line just east. The Texas table governs spacing; anchors that stood under 2018 water need probing. Re-tensioning comes with every relevel; a full retrofit runs $600 to $3,500.

Vapor barrier replacement. The job Weslaco needs most after 2018. Patch $300 to $800, full replacement $1,200 to $4,500.

Pre-sale leveling inspection. For the Siesta or Snow to Sun sale, the park compliance letter, or the lender, $150 to $350, credited toward any work found.

Winter Texans

The International Boulevard communities empty out in spring, which is when the ground starts moving. The crew can survey with park-office access, send the pier map and photos north, and take approval by phone or email before anything is lifted, so the home reads level and the straps are tight when you drive back in October.
