Alamo is a small city with a big Winter Texan population, about thirteen miles and seventeen minutes from Edinburg down US 281 and east on I-2, wedged between San Juan and Donna. Established in 1909 and named for the mission in San Antonio, it incorporated in 1924, counted 19,493 people in 2020, and calls itself the gateway to the Santa Ana National Wildlife Refuge on the river south of town. Alamo Palms Mobile Park on West Business 83 is a manufactured home park; Casa Del Valle on North Alamo Road and Trophy Gardens on State Highway 495 are Winter Texan communities with manufactured homes and park models; Winter Ranch RV Resort on FM 495 is a 55+ resort; Alamo Rose is the RV resort on South Alamo Road. Away from the parks, the high owner-occupancy rate shows up as manufactured homes on owned lots along the county roads, where nobody but the owner has been under the home in years.
The townsite itself dates from 1909, and the older streets carry pier-and-beam houses on wood beams and concrete piers that move on the same ground. That is house leveling, priced separately, and the crews do both.
What the ground does here
Alamo sits on the soil boundary. In town the NRCS map reads Hidalgo-Urban land complex, which is the county’s well drained sandy clay loam under streets and yards. Piers on it settle the ordinary way, a footing pressing into ground that has been saturated, and they settle slowly.
South of town the map reads Harlingen clay, saline, and that is a different animal. The series description puts it at 60 to 75 percent clay with very slow permeability, slickensides starting 20 to 30 inches down, and “cracks remain open from 150 to 210 cumulative days in most years.” It swells after a wet September, the wettest month at 4.61 inches in the McAllen normals, and shrinks through an August that normals at 99.6 degrees. A pier on Harlingen clay heaves on the wet side one season and drops on the dry side the next, and the home moves in two directions across a year. Water reaches Alamo the same way it reaches the rest of the Mid-Valley. Hanna in 2020 left standing water across the county east of Edinburg, and the June 2018 flood hit everything between McAllen and Weslaco. A crawl that held water has footings that pressed in, straps that slackened, and a bottom board that got wet, none of which anyone sees until the skirting comes off.
