What actually moves a Hidalgo County quote

Home size. A singlewide sits on two I-beams and one row of piers under each. A doublewide has that twice plus a pier row down the marriage line, the seam where the two halves meet and the place a settled home shows it first. See marriage-line gap if yours has opened.

How far out of level it has gone. A home a quarter inch out across ten feet is a reshim. A home that has dropped two inches at one corner has usually taken piers, pads, and sometimes drain lines with it.

Pier condition. The single biggest swing. Under 10 TAC 80.23 a shim stack may take up no more than one inch and the total wood on a pier is capped at four inches nominal, so a pier that has moved further than that has to be rebuilt at the right height, not stacked taller. Resetting a pier is $75 to $150; rebuilding one with new blocks, cap, and footing is $150 to $400. Eight of those is a different job from none.

Access underneath. The state’s generic standard calls for 18 inches between the ground and the floor joists, and plenty of older homes in the Valley have less. Skirting that has to come off and go back, a belly that has to be opened, and standing water after a wet week all add time.

Why the Valley is not one answer

The ground under Hidalgo County changes inside a few miles, and the calculator cannot know which you have. Around Edinburg, north McAllen, and north Mission the NRCS maps Hidalgo sandy clay loam, a well-drained loam with a low shrink-swell rating and the most extensive soil in the county. Piers on it settle the old-fashioned way: a footing presses into wet ground, especially after the crawl floods.

South of Business 83 toward Pharr, Alamo, San Juan, Donna, and Weslaco, the map turns to Harlingen, Mercedes, Raymondville, and Runn clays. Harlingen clay runs 60 to 75 percent clay and its cracks stay open 150 to 210 days in most years. That ground swells in a wet September, the wettest month at 4.61 inches in the McAllen normals, and shrinks through a 99-degree August. Piers on it heave on one side and drop on the other, and the home moves in both directions across a year. The calculator’s “over two inches” row is where clay homes usually land.
